She didn't plan for it, but the owner of the Park Theatre Mall in Estes Park says she's hoping to start over with a plan for her downtown shopping center that's both energy efficient and architecturally appropriate.

Sharon Seeley's shopping center in the mountain tourist town was completely destroyed in a large fire on Oct. 19.

Investigators said the fire was caused by a natural gas water heater located inside a small closet that ignited combustible materials.

Seeley actually lived in an apartment above one of the businesses in the building. Now there's nothing but debris and a protected walkway in front of the space.

Seeley says she wants to bring in modern technology but keep the history in tact in her rebuilding plan. The fact that the neighboring Park Theatre is still standing and undamaged is key.

"I want this all to tie together with the historic Park Theatre. I want it to be a shopping area and a place where people are glad to be," she told CBS4.

Seeley envisions an energy efficient building with shops below and condos above.

"I'd like for it to become a complete little village," she said.

Initially after the fire business dropped off at the shops nearby. Now it's slowly rebounding in advance of the rebuilding.

A donation drive is now in effect for the 11 businesses that were burned out, some which didn't have insurance.
