'Net Zero' Energy Community Planned For Arvada

PUEBLO, Colo. (CBS4) ― Imagine living in a community where the sun and earth produce all the energy you need in your home.

Fantasy may become fact when the Geos Neighborhood breaks ground this October in Arvada.

"The utility bill will come out essentially zero each month," said prospective home buyer Tim Sullivan.

"That's what got me so excited," he added.

The developer behind Geos is Norbert Klebl. He showed artist renderings of the project to CBS4 on Friday.

A total of 250 homes are planned on what now is a 25 acre farm field in Arvada.

Energy will be supplied by ground source heat pumps and solar systems.

But the key to the project, explains Klebl, is that the homes are incredibly air tight because of the state of the insulation.

"We reduce the total energy requirement for these homes -- compared to existing building codes -- by about 75 percent," claims Klebl.

Sullivan, the prospective buyer, is thinking of relocating his family from the Green Mountain area.

He likes the idea of saving money by going green.

"I think Colorado is a good place where something like this could be done," said Sullivan.

Geos Neighborhood will still have conventional electricity as a backup for nights and cloudy days. But by dramatically lowering energy needs, renewable energy becomes affordable, says Klebl.

Home prices at Geos range from $200,000 to $600,000, depending on size.

The average residence is about 1,600 square feet.

Klebl says building with renewable energy means the homes will cost about 10 percent more than conventional homes, but he claims the dramatic energy savings will more than offset the increased mortgage payment.

Geos Neighborhood will be built near 69th Avenue and Joyce in phases.

Eleven potential buyers are already registered for the 20 homes available in the first phase.

The initial homes are expected to be finished and ready for occupancy in April.
